Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis — a completed application and required fees are what secure your spot. We recommend moving quickly, because quality homes in Lubbock do not stay available for long. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property, but tenants are typically required to pay the first month's rent and a security deposit before receiving keys. Some properties may also require last month's rent upfront. We make sure every cost is clearly communicated before you commit. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, which is generally 18 years or older. -
Is the deposit refundable?
Yes. Security deposits are refundable when the home is returned in good condition, all lease terms are met, and there are no outstanding balances. Deductions may apply for unpaid rent, damages beyond normal wear and tear, or necessary cleaning. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the income, credit, or rental history qualifications. Cosigners must satisfy our financial requirements and sign a guarantor agreement as part of the process. -
You have a property I want to rent. How do I apply?
Applications can be submitted online or in person. You will need a completed application, the application fee, and supporting documentation such as proof of income and a valid form of identification. Our team is here to guide you through every step. -
How do I pay rent?
Rent can be paid online through your tenant portal, by automatic bank transfer, or by check or money order, depending on your property's available payment options. We aim to make the process as straightforward as possible. -
I want to get a pet. What should I do?
Before bringing a pet home, review your lease agreement and reach out to our team directly. Some properties welcome pets with an additional pet deposit or monthly pet rent, while others have specific restrictions in place. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on a lease share responsibility for the full lease term. If one tenant is looking to leave, the remaining tenant may need to requalify independently or work with management to find an approved replacement. Reach out to our team and we will help you navigate the situation. -
My lease expiration is coming, and I want to move out. What should I do?
Your lease will outline the required written notice period before vacating. Submit your intent to vacate in writing before that deadline to avoid any complications. If you have questions about your specific timeline, our team is happy to walk you through it. -
Who is responsible for paying for repairs and maintenance requests?
Bluebird Property Management handles routine maintenance and repairs to keep your home in the condition it deserves. Tenants may be responsible for damages resulting from negligence or misuse. All maintenance requests should be submitted promptly through the appropriate channel so we can address them efficiently.
